Norvik, Nynäshamn – A growing logistics hub at Stockholm’s new commercial port

Directly adjacent to Stockholm Norvik Port, we are developing the Norvik logistics and business park. Meanwhile, the municipality is investing heavily in the business sector, housing and tourism. You will be close to the market in the Stockholm Mälardalen region.

Nynäshamn is about to undergo an exciting transformation. The road network and railway tracks are being extended and Stockholm’s new commercial port, Stockholm Norvik Port, is being established at Norvikudden point. In conjunction with this, we are developing Norvik logistics and business park. Meanwhile, the municipality is investing heavily in the business sector, housing and tourism. You will be close to the market in the Stockholm Mälardalen region.

The entire port expansion is taking place with the greatest possible environmental consideration of the natural habitat of the surrounding archipelago. Once the commercial port has been fully constructed in 2020, it will be one of the most environmentally compatible in Europe.

  • Total site area of 410,000 square meters
  • Building area: about 200,000 square meters
  • Warehouse, office, industrial, service
  • Good parking facilities
  • Commuter train from Nynäshamn
  • Boat, road and rail connections

Premises for optimal workflows

The internal and external logistics of our warehouses are adapted to optimize workflows. A well-conceived layout and a sufficient number of loading ports will make your operations more efficient. By choosing passageways with a width of 2.9 meters rather than the conventional 3.2 to 3.8 meters, smaller premises can be used for the same number of pallets. This enables you to reduce costs, thus leading to better operational economics. With a ceiling height of 11.7 meters, it is possible to have stacks of up to eight pallets. Choosing a floor plan that is right for you, you will gain a flexible, sustainable solution.

The right warehouse today – and tomorrow

Since progress in the logistics industry is rapid, it is essential that you make your premises future-proof already today. The key consideration is that the premises have to be adapted to your operations and not vice versa. Regardless of whether you need 2,000 or 80,000 square meters.

Close to the port, highway and city

Trade with the rest of the world often takes place by sea, and this is where Nynäshamn will play an increasingly prominent role. Every year, more than 11 million passengers and 9 million tons of goods pass through the ports of Sweden’s capital city. The construction of the port at Norvik will secure the port capacity required around Stockholm in a longer term.

Situating a port in the right location also serves as a vitamin injection to the entire region. The port is located in a strategically important position for transport and logistics companies, as is the new business park. The development of the port and business park also mean that new jobs will be created in the region. The Port of Nynäshamn is expected to create several thousand new jobs, at the port operations themselves, during the construction phase and also in the form of jobs at the companies establishing themselves in the new business park and the associated businesses that will open in the park. It will generate a positive chain reaction, with new jobs creating more jobs due to increased demand for services in the area.

Transport links, both by car and public transport, between Nynäshamn and Stockholm are excellent. The commuter train is quick and easy, as is Expressway 73.

  • Good parking facilities
  • Roads – Close to Nynäsvägen (Expressway 73)
  • Trains – Commuter service to Stockholm Central Station, 65 minutes from Nynäshamn
  • A city bus route to Norvik will be established.

Environmental and economic sustainability

Today, environmental compatibility is interlinked with profitability, and environmental certification will serve as your objective guarantee. Your environmental responsibility generates profitability in the form of lower energy costs, a stronger brand and satisfied employees who are content with their workplaces.

Low energy consumption – a shared goal

Compared with conventional logistics buildings, the higher energy efficiency of environmentally certified warehouse properties results in lower running and maintenance expenses. Relocating from an older property to a newly built, environmentally certified property usually reduces energy costs by 30 to 40 percent.

Environmental certification – an objective guarantee

To be able to ensure the environmental performance of our buildings, we have chosen to use the international environmental certification system BREEAM. The system adopts a holistic approach to the building and the surrounding environment. The aim is to achieve the lowest possible environmental impact throughout the building’s entire lifetime. Green leases are a concrete expression of our shared goal of making a greater difference.

  • Low energy consumption – reduced costs and lower carbon emissions
  • Eco-friendly selection of materials – a sustainable society
  • Healthy indoor climate – lower sickness absence
  • Individual measurement of electricity and heating/cooling – pay only for your own operations
  • Green leases – reduced environmental impact
