At Kaggen, the light is central. The atrium offers both light and spaciousness and the building lets in light from all directions. The layouts are characterized by a high amount of flexibility with its moveable walls and adaptable installation solutions.

For its environmental work, NCC Property Development was in August 2009 awarded with "Årets Gröna Lans" from Malmö Stad with the motivation: "With the office property Kaggen, NCC Property Development have well adopted the city's target-oriented environmental work".

In October 2009, NCC Property Development won the category "Bästa GreenBuilding-partner på fastighetsnivå" ("Best GreenBuilding partner on property level") with Kaggen at Fastighetsägarna's Sweden GreenBuilding Award.

The location for success

Kaggen is situated in a strategically important location, in the middle of the Öresund region and in the middle of Västra Hamnen, the most expansive development area in Malmö.

The location close to Västra Hamnen's through route and the juncture of Stora Varvsgatan/Östra Varvsgatan makes the building easily accessible. The closest neighbors are the office properties Koggen 1 and K2, and Celsius' (Kockum's) main office.

It is easy to get to Kaggen. The Central Station, Malmö city center and the City Tunnel are all within a ten minute walk. Just outside the property is a bus stop and the bus frequency is high. By car, you reach Sturup and Kastrup Airports in approximately 30 minutes. Adjacent to Kaggen is a multistory car park. The bus stop is right outside the door, with bus 2 and 3 (a ring line) making stops there every five minutes.

The location for service and education

Greek, Italian or typical Swedish food? Västra Hamnen offers a wide selection of different lunch restaurants. There is also an ICA Maxi and an ever-increasing number of shops of all sorts.

Västra Hamnen is also home to Malmö Högskola. This creates opportunities for joint ventures and access to competent manpower.

The light flows in through the building and connects the different floors that emerge like steps. On every floor, these steps become a balcony facing the inside of the building; a place to gaze at the other floors, down towards the ground floor and up to the sky.
